What is a rolling steel door, and why is it also called a coiling door?

A rolling steel door is a curtain of interlocking steel slats that coils around a barrel above the opening. It rolls up rather than folding back, and that coiling action is why the same door answers to both names.

Five parts do the work. The curtain is a run of roll formed slats that hook into each other along their long edges. Endlocks are riveted to the ends of the slats and hold the curtain together sideways. The guides are steel angle bolted to the jambs, and the slat ends ride inside them. The barrel is a steel pipe above the opening that the curtain wraps onto. The hood is the cover that keeps weather and pigeons off the coil. At the bottom, a bottom bar carries the seal and, on a powered door, the entrapment sensing edge.

Slat steel is specified by gauge, and the number runs backwards: 22 gauge is thinner than 20, and 20 is thinner than 18. A small service door in a plaza can live on a light slat. A wide opening onto a laneway, a door that gets hit, or a door that needs a wind load rating wants a heavier gauge and often windlocks on the slat ends so the curtain cannot be blown or pried out of the guides. Slat profile matters too: flat slats read cleaner on a storefront, curved slats are stiffer for the same steel.

When does a rolling steel door beat a sectional door?

When the ceiling is already spoken for. A coiling door takes a band of headroom above the opening and almost nothing behind it, so sprinklers, ducts, lighting, a mezzanine or a crane rail keep their space. It also stands up to traffic better.

Compare the two footprints. A sectional door folds into panels that travel back along horizontal tracks, so it wants backroom roughly equal to the door height plus an allowance for the operator, all of it under your ceiling. A coiling door wants a band of headroom above the lintel for the barrel and hood, growing with door height and slat size, and then it wants nothing at all behind the wall. In an older Ottawa industrial bay with pipes at ten feet, that difference decides the door for you.

Two other things push the same way. Abuse: a steel curtain in steel guides survives a bumped opening better than a sectional panel and a track, and a damaged slat is a cheaper part than a damaged section. Security: a slat curtain with endlocks in a closed guide is a hard thing to lever open, which is why it turns up on openings that face a lane or a public sidewalk. The honest counterpoint is that a sectional door wins on insulation, on glazing if you want lites, and on how quietly it runs, so a heated shop that also wants daylight is usually a sectional job rather than this one.

Can a rolling steel curtain be insulated?

Yes. Insulated slats sandwich foam between two steel skins and they cut noise and heat loss against a single skin curtain. The R value still lands in single digits, well under an insulated sectional door, so plan around that.

The reason is geometry, not manufacturing. A slat has to bend around a barrel and stack into a coil, so it cannot be thick. A sectional panel never bends, so it can carry two or three inches of polyurethane. That is why an insulated coiling door is a real improvement over bare steel and still not the same product as an insulated sectional. If the space behind the door has to hold a temperature all winter, say that at the site visit and we will tell you honestly whether the coiling door is the right call for that opening.

The other half of the answer is the perimeter, and it is the half people skip. On most coiling doors more air moves through the guides, the hood and the gap under a worn bottom seal than through the slats. Guide seals, a hood baffle and a bottom seal that actually meets an uneven slab are cheap next to a curtain upgrade and they change how the bay feels in January. What is inside the barrel, and why does its tension matter?

Inside the barrel pipe sit helical torsion springs on a shaft, wound to a set number of turns. They counterbalance the curtain so the operator moves a fraction of its real weight. Wrong tension makes a door heavy, slow or violent.

This is where a coiling door differs most from the residential door in your driveway. There, the torsion spring sits on a visible shaft above the header. Here, the springs are inside the pipe the curtain wraps onto, out of sight, adjusted at a tension wheel at one end of the barrel. Under tensioned, the door feels heavy at the bottom, creeps down on its own, and makes the operator labour through the last two feet, which is what kills gearboxes and chains early. Over tensioned, the curtain runs up hard and hammers the bottom bar into the hood.

Treat barrel tension as stored energy, because that is exactly what it is. It does not care that you are being careful, and a bar that slips while a barrel is loaded is how people get hurt. This is technician work with the right tensioning bars and a known curtain position. Why does a coiling door bind or stop part way up?

Usually the guides, not the motor. Grit, road salt, ice, a struck jamb or a bent guide leg pulls the curtain out of square and the slats bind against the guide. Lost barrel tension and a mis-set limit come next.

Work down this list before anyone blames the operator. Debris and frozen slush packed into the guide track after a plough pass. A guide knocked out of plumb by a forklift or by a jamb that has moved. Worn or missing endlocks, which let the curtain telescope sideways so one end climbs and the other does not. A bent bottom bar that no longer sits square in both guides. Barrel tension that has drifted, so the door is fighting its own weight from halfway. Then the electrical side: limits out of adjustment, a slipping clutch or brake on a gear head or hoist operator, a UL325 entrapment device such as a sensing edge that has failed to its safe state and is holding the door, or three phase rotation reversed after panel work so the motor drives the wrong way.

One rule while you wait for us. Stop cycling it. A curtain that is binding is being deformed on every pass, and a door that could have been three replacement slats on Tuesday becomes a full curtain by Friday. Chain the door in whatever position keeps the building secure, tag the operator so nobody helpfully tries again, and tell us at what height it stops and whether it does the same thing going down. That one detail usually tells us whether we are chasing a guide, the tension or a limit before the truck leaves.

Can a damaged rolling steel curtain be repaired, or does it get replaced?

Usually repaired. Slats are individual parts, so a damaged one slides out of the curtain and a new one slides in with fresh endlocks. Replacement is for a bent barrel, twisted guides or a curtain deformed across many slats.

A slat curtain is the most repairable door on a commercial building, which surprises people who have just watched a truck back into one. The curtain is opened at the guide, the damaged slats come out, matching slats go back in and get new endlocks, and the door is retensioned and cycled. What pushes a job to replacement instead is structural: a barrel or shaft that has taken the hit, guides twisted along their length, jamb steel that has moved, or deformation running across enough slats that you are rebuilding the curtain anyway. A door that has run well past its cycle life, with worn endlocks along the whole run, is also a poor candidate for another patch.

Two practical notes. Parts are matched, not generic: slat profile, gauge, width and endlock type have to match what is hanging there, so lead time on the slats often decides the schedule more than the labour does. And a fire rated coiling door is a different animal. A labelled assembly that has dropped has to be reset, inspected and drop tested by someone qualified to do it, the fusible link or release device has to be checked, and field modifications to a labelled assembly are not on the table.
